The Home Building Process

First Consultation

During this meeting, we will discuss your ideas and provide professional insights to help bring your envisioned project to life; including the building process, timelines and budget, location of your new home, size of home and wish list items and any other key components to help us estimate the total cost of your project. If you do not have land or financing secured, we can also help you with this process. Following this consultation, we will send you a rough estimate via email and next steps to begin architectural drawings.

Meet with Architect

If you do not already have architectural plans, you will meet with our architect to determine the actual layout of your new home, room sizes, elevations and any special, wish list items you have. The architect will begin drawing up architectural and structural engineered plans to submit for permitting.

Selecting Finishes

This is where the fun begins! You will meet at our showroom to select your home's finishes; including cabinetry, countertops, flooring and trim levels. Our designers are here to guide you towards options that align with your budget.

Final Engineered Plans

Once you approve your final design and plans, we will finalize your budget and submit your plans for permitting. Permitting is handled by the county and can take time to go through the approval process. Coelum is here to answer any questions the county may have and monitor the permit's status to help streamline this process. While we wait for your permit, Coelum proactively orders your materials and begins drafting a schedule with subcontractors which will put us in the best position to start construction once we receive that approved permit. As a general rule, the planning and permitting portion of construction can take approximately 4 months to complete.

The Construction Process

Once your permit is ready, you will meet your project manager and be given access to our state of the art project management software showcasing your real time construction schedule and financials. Coelum prides ourselves on our open communication and transparency to make the building process as seamless as possible. A standard 3,000 square foot home takes approximately 9 months to build. The larger the home or the more customized features a home has, the longer this process can take.

Final Walk

Once construction is completed, we conduct a final walk with you to make sure you are happy with the end result of your home. We will address any punch items and warranties. A final jobsite clean will be performed and then your home will be ready for your to move in and enjoy!
